Greenlight for £1bn Henry Boot Cheltenham development



Outline planning consent has been granted for the first phase of Henry Boot’s £1bn development in Golden Valley, Cheltenham.


Secured via Henry Boot’s property and development arm HBD, this consent is for one million sq ft of prime commercial space and a new 160,000 sq ft National Cyber Innovation Centre.

In addition, 576 residential units have been approved, with construction to begin on this phase later this year.

A separate outline planning application for another 443 homes on the site is also due to determination in the coming weeks.

The government-backed Golden Valley development, located adjacent to GCHQ, will ultimately aim to deliver 2,500 new homes, 1.25 million sq ft of commercial space and create 12,000 jobs.

HBD was appointed as development partner for Golden Valley by Cheltenham Borough Council in 2022, before submitting an outline planning application in October 2023.

The scheme is a public private partnership, having secured a £104m funding package, including £20m direct from the UK government.
